BOUNDARY & TOPOGRAPHIC SURVEY/BUILDING PERMIT SURVEY
Boundary and Topographic Surveys show fixed features across the site with the property boundary superimposed on the map. Boundary and Topographic Surveys are comprehensive site maps typically used for planning a wide range of projects and can show site features throughout the property to include the existing onsite structures with finish floor elevations, near sides of adjacent structures, roof heights, perimeter fences, curbs, sidewalks, walls, hardscape, visible utility facilities, significant trees, or other features by request. Spot elevations are shown throughout the property with contours drawn at appropriate intervals. These surveys do not typically involve the setting of physical boundary markers
Building Permit Surveys are Boundary and Topographic Surveys with some minor additions to satisfy city requirements.

A House Location Survey Plus includes elevations at house corners and near the property corners along with any additional information of interest specified by the client. Neither scope of work (House Location Surveys and House Location Survey Plus) typically involves the setting of physical boundary markers.

Boundary Staking is the setting of permanent markers along property line(s) and necessitates by law the filing of a Corner Record or recording of a Record of Survey with the County. These markers are typically steel rebars driven flush with the ground with plastic license caps where set in dirt. Where set in concrete, they are typically brass tags set with rivets or nails and epoxy. In cases where it is not practical to set markers directly on the property line, we typically set markers on an offset line, parallel to the property line at a noted offset distance. Boundary Recovery typically involves search and recovery of boundary markers previously set by a surveyor and the filing of a Corner Record with the County.

CONSTRUCTION STAKING/LETTER OF CERTIFICATION
Construction Staking is the setting of temporary markers to aid in the process of construction. Whether constructing a fence, ADU, or multi-story building, we aid builders in the accurate layout of the planned construction. Public agencies/inspectors often require certification from a Licensed Land Surveyor that construction is being positioned in accordance with the approved site plans. Construction features are field-measured and if positioned correctly, a certification letter is provided.

Tract Maps are major subdivisions in which five or more lots (sometimes condominium units) are being created. Parcel Maps are minor subdivisions in which four or fewer new parcels (sometimes condominium units) are being created.
The process of creating a subdivision varies depending on the governing public agency, each having their own specific requirements. Most agencies require some topographic mapping of existing site features, along with a map depicting both existing and planned lines for the new parcel.
Both Tract and Parcel Maps are initially submitted in a tentative format and are later finalized after being approved by the governing agency.
Condominium Maps and Plans are prepared in conjunction with Tract Maps or Parcel Map, when condominium units area being created.

American Land Title Association (ALTA) and the National Society for Professional Surveyors (NSPS) Surveys are often required to facilitate commercial real estate transactions. These are comprehensive surveys, typically certified to property owners, lenders, and insurers. Client “Table A” Requirements can change the scope and scale of this work.

STORY POLE STAKING
Many public agencies require “Story Poles” to be erected prior to new construction. These are an approximation of planned house size and shape, intended to help bring neighbors into the planning process. We can both provide layout for story pole erectors and field measure and provide certification as needed.

EASEMENT/LEGAL DESCRIPTION
Easement uses and purposes vary. Some examples include sewer, driveway, or view easements. We work to create legal descriptions and maps displaying the boundaries of these easements to aid in their creation.
